LISTING INPUT - We have two options for the agents who take a listing. They can input their listing data into MLS SYSTEM for themselves (most of our agents input themselves) or all agents may use our Listing Coordinator for a small flat fee of $50 per listing input. Agents do not have to waste time on tedious clerical work, Agents can now leave it to our support personnel. Your time will might be better spent on income producing activities, on winning new business, showing homes, or closing deals.

 

CUSTOMER FILES - We keep detailed files on every transaction. We go over all files to insure that there are no missing signatures, initials, or documents. In the event of any errors we immediately notify our agents and bring it to their attention so they can correct the problem. See our Checklist of Required Files.

FAX/EMAIL ALL DOCUMENTS - At our office we do not unnecessarily inconvenience our agents. You do not have to drive across the town in traffic just to bring some papers to the office. You could fax us, or email us everything (listing agreements, contracts, etc.), spend your time on making sales, not deliveries.

EARNEST MONEY Deposits - Freedom Real Estate does not carry an Escrow account. The State of Florida does not require Brokerages to have an escrow account. This is done as to keep Freedom Real Estate out of Escrow Disputes. Our Agents are advised to use title company escrows and attorneys escrows to facilitate business.  At times the co-broke company will carry an escrow account. Agents of Freedom Real Estate are permitted to use Co-broke agency escrows in a transaction as long as the seller and buyer agree on where the deposits will be held.  Under NO CIRCUMSTANCES is the actual seller or buyer allowed to hold each others deposits personally. All deposits must be held with a state licensed escrow handler.

2007 NEW STATE LAWS ON ESCROWS DEPOSITS - Agents who  take a deposits in real estate transactions...State of Florida requires THAT ALL AGENTS MUST GET WRITTEN CONFIRMATION FROM THE Escrow company, TITLE COMPANY OR ATTORNEY FIRM THAT THEY HAVE RECEIVED and are holding THE ESCROW FUNDS - reciept is to be kept by the agent and brokerage for firm for records. This is a new law requirement on deposits (must be in file as part of the sale process).

COMMISSIONS - We can pay agent's commission right at the closing table as per FL. State law.  As long as Freedom Real Estate has a COMPLETE FILE, an agent can be paid at closing. Agent commissions will only be when a file is complete as per FREC STANDARDS.  You do not have to wait weeks for your check, and we pay our co-op brokers at the closing whenever possible. It is Freedom Real Estate's policy to pay agents as soon as possible. See our Checklist of Required Files.

FORMS - when you join Freedom Real Estate we will give you many tools and resources, including but not limited to, forms, logos, listing and sales forms, and much more. You can have any document, and any form on your own computer, and print it whenever you need it. When you are in the field, or visiting a client you will be able to download any form from the Internet. You do not have to waist time going to the office only because you ran out of contracts or listing agreements.

NO FRANCHISE FEES - there are no franchise fees. Keep the money to yourself. No explanation needed.

CREDIT CARDS - we accept major credit cards: American Express, Visa, Master Card.

PERSONAL PROMOTION - at Freedom Real Estate you advertise yourself, not the company. Make your own signs, use your own design, your own phone number, design your own business cards, flyers, website, etc.  You only have to display what is necessary for Florida State License Law when advertising.

NO MINIMUM PRODUCTION we do not distinguish between Part-Time, or Full-Time. There is no minimum production, you are an independent contractor and can decide for yourself what is important to you.

LISTINGS ARE YOURS - we do not keep your listings if you ever decided to leave. You can take all your unsold listings with you, and on all pending transactions that did not yet close we still pay you 100% of your commission. less normal expenses, no bad feelings, just good business practices.

TITLE COMPANY AND ESCROW DEPOSITS - Freedom Real Estate and Patch Reef Title have teamed up to provide all Freedom Real Estate agents title services. 

We have an account setup with Patch Reef so if you have any deposit checks from your clients for escrow, you can write them to Patch Reef Title (remember, Freedom Real Estate does not have an escrow account).  The contact person at Patch Reef is Lisa Johnson, and she can be reached at 561-392-4100 x5.  The address and contact information is as follows, please keep this for future reference.
