Addendums- which ever is used in your deal As-Is, lead based paint, FHA , Condo Riders, Home Owner Association , Addendums, Mold Addendums, ect. must be readable. Must be signed and or initialed by all parties buyer and Sellers.
Signed SELLERS PROPERTY DISCLOSURE This document keeps you out of trouble and lets the buyer know what has been fixed, changed or not done on the said property. Very Important document to prove your point/case if there is a disagreement.
Any Inspection Reports that you had access too. If the seller or buyer gave you access to a report put it in the final file. It only helps you as a agent.
Any Important Information/documentation that will KEEP YOU OUT OF TROUBLE My favorite one, for example if a buyer wants to save the money and skip doing any inspection, get it in writing! 3-4 sentences on paper that says I the buyer, choose not to have this or that inspection to save money, and I was advised by agents name (your name) to have one ...goes along way to protect you from future accusations. Don't take this lightly, very important!
Copies of All Deposits Copies of Deposits, signed and dated by title company or attorney holding deposits - must state the date they received them.
